Property

  • Houses: minimum 700 sq ft, maximum 2,000 sq ft
  • Flats: minimum 400 sq ft, maximum 1,250 sq ft
  • HMOs: accepted up to 6 bedrooms
  • MUFBs: accepted on a block value basis
  • New builds are accepted. 
  • Ex-local authority high-rise properties are not accepted.

Borrower

UK borrowers only.

  • Adverse credit is accepted. 
  • First time investors are accepted.

The following are not eligible for Flow:

  • Rebridge
  • Loans where the current facility is in default

All properties must be 100% residential, located in a town or city with a minimum population of 100,000, and surrounded by residential streets.

Note that the loan must qualify for Westcor title insurance to be eligible for Lakeshield’s Flow residential bridging loan product.

Flow is a fixed rate residential bridging loan, offering a rate of 0.75% per month on loans between £100,000 and £750,000. It is designed for straightforward UK residential scenarios where rate certainty matters.

Flow is available to UK borrowers only. The product is for residential investment purposes and is not available for regulated or owner-occupied lending.

Flow is available on 100% residential properties, including houses (700–2,000 sq ft), flats (400–1,250 sq ft), HMOs up to 6 bedrooms, and MUFBs on a block value basis.

Properties must be in a town with a minimum population of 100,000, surrounded by residential streets.

Ex-local authority high-rise properties are not eligible.

Flow is available at up to 65% LTV, based on the property, borrower, and exit strategy.

Flow fixed rate bridging loans are available for purchase, capital raising, and refinance.

It is not available for rebridging or where the existing loan is in default.

Loan terms of up to 12 months are available.

All loans eligible for Flow will have a rate of 0.75% per month. It will not change between terms being issued and completion.

 

Flow is available with either serviced or retained interest, depending on what works best for the borrower’s cash flow and exit.
